Who needs a Notary?

 Individuals buying a home, adopting a child, completing estate planning documents, such as wills and advanced health care directives, or completing any number of legal procedures may find themselves in need of a notary. Generally, the documents that require notarization include- Power of Attorney, Vehicle Title Applications, Custody Agreement, Mortgage Closing Documents, Medical Documents, Trusts, Deeds, and Wills and Agreements of Long Distances. .

Services Offered

For general notary work, please make sure your document is completely filled out prior to my arrival.  I cannot give advice on how to fill out your documents or any other aspect of your notarization because I am not an attorney. 

If you don't know what type of notarization is needed and/or your document has no notarial wording, I can only explain to you the difference between an acknowledgement and a jurat and direct you to choose which form you would like to use. I cannot choose for you. 

 

Both forms are explained below.

Acknowledgements:  An acknowledgement is used to verify your identity and to confirm that you signed the document.  You are not swearing to the truthfulness or validity of the document, and I am simply acknowledging that you signed the document.

Jurats: A jurat is used when you must swear or affirm to the content of the document. I must administer an oath or affirmation to you in order to complete the notarization. A jurat also requires that the signer signs in the presence of the Notary.


 

Attested copies

An attested copy is one which is presented to the notary and with which the notary makes a copy and attests to the fact that they made the copy and that a copy could be made by the notary. Documents that can NOT be copied by a notary include:

  • Clerk of Court document
  • Birth, Death, Marriage certificates from the Vital Records Office
  • Certificate of citizenship or naturalization
  • Document filed in a court proceeding
  • Record maintained in a government office
  • Income tax forms already filed
  • Professional licenses issued by the state of FL
  • Transcript from a PUBLIC university

My scope of work is to:

  • Verify your identity with a valid drivers license, or ID, or with credible witnesses who have valid identification and can swear to your identity,
  • Witness you signing your document, 
  • Record the notarization in my Journal of Notarial Acts, and
  • Complete the notarization.

All notary and travel fees are agreed upon in our initial conversation, and are due at the time of service.

Services Offered

Loan Signings

As a Certified Signing Agent, I am available to title and signing companies to present loan documents and provide a brief description of each document. I can present signers with all relevant documents with a brief description, but I cannot advise on any aspect of the documents, including giving legal advice.  I also verify signers’ identities, witness their signatures, notarize all applicable documents in the loan package, and ensure that the process is complete for a proper loan closing
